Apartments near Wynn Al Marjan Island, Ras Al Khaimah

Beachfront homes on Al Marjan Island next to the future Wynn resort: what is on sale, prices from AED 2.49M, payment plans and the drive to Dubai.

Why Al Marjan Island

Al Marjan Island is a man-made island in Ras Al Khaimah, about an hour's drive from Dubai. Wynn is building its Al Marjan Island resort there, the first integrated resort with a casino in the UAE, planned to open in 2027. Homes on the island are bought for holidays, for rental to tourists and as an investment ahead of the opening.

What we sell there now

Rosso Bay by Aldar, right on the beach: one private owner sells four apartments close to the original 2024 launch price — a 2-bedroom for AED 2,490,000 and three 3-bedrooms for AED 4,450,000, 4,590,000 and 5,250,000. All are on the 16th floor with a full sea view and come furnished, handover 2028. The owner has already paid about 20–25%; most of the rest is due on completion.

What to check before buying

  • The payment plan left to the developer and what has already been paid.
  • The view and the floor — sea-facing units on high floors hold their value best.
  • The developer's transfer fee and NOC for a resale before handover.
