The developer NOC to sell property in Dubai
What the no-objection certificate is, why the transfer needs it and how it is obtained.
What the NOC is
The no-objection certificate (NOC) is a letter from the developer that it has no objection to the sale — usually confirming that the service charges and other dues on the property are paid.
Why it is needed
The transfer at the trustee office does not go ahead without the NOC. It is valid for a limited time, so it is requested close to the transfer date.
How it is obtained
- The seller applies to the developer, usually online
- Outstanding service charges are paid
- The developer's fee is paid — its amount is set by the developer
