Ejari, notice periods and how much the rent can be raised at renewal — the official rules in plain words.
The contract and Ejari
A tenancy contract in Dubai is registered in Ejari — the official system of the Dubai Land Department. Without the registration the tenant cannot connect utilities, and a dispute cannot be taken to the rental committee.
Notice periods
- To change the terms of the contract — the rent included — either side gives 90 days' notice before the contract ends.
- To ask the tenant to leave because you sell the home or need it for yourself — 12 months' written notice.
- The security deposit is not fixed by law — it is agreed in the contract.
How much the rent can be raised at renewal
The increase depends on how far your rent is below the official rent index for the same kind of home in the area:

Buying a home that is already rented
The tenancy contract continues with the new owner. If you want to move in yourself, the 12 months' notice applies — keep it in mind when you choose between a vacant and a rented home.
