March 2026 in brief
In March 2026 the Dubai Land Department registered 13,241 property sales worth AED 42.8 billion — 22% fewer than in February (16,959). Off-plan homes made up 70% of the deals (9,239 sales, AED 23.0 billion); ready property accounted for 4,002 sales worth AED 19.8 billion. The median price of an apartment was AED 1,379,000, or AED 1,737 per square foot; the median price of a villa was AED 2,903,000.

The most expensive residential sale of the month was a property in Jumeirah Second (Aman Residences Dubai) for AED 422,000,000, bought off-plan.

The source is the open data of the Dubai Land Department: registered sale transactions only, without mortgages and gifts. Deals under AED 50,000 are left out as technical records. Areas and projects are named as in the registry, so some names differ from the marketing ones. The figures can change slightly when the department adds late registrations.
