Originally developed by Wasl Asset Management Group and urban design consultants Klingmann + Atkins, Al Kifaf was envisioned as Dubai's next pedestrian-focused, mixed-use destination. With approximately 734,708 m² of built-up area, the district includes high-rise towers (40–50 storeys), podium residences, townhouses, office space, boutique hotels, retail, cultural venues, and landscaped public realms.

The streetscape features signature “River Walk” esplanades, water creeks, public plazas, shaded arcades, themed gardens, and architectural nods to Arabic calligraphy.

More than half of Al Kifaf is occupied by Zabeel Park, a 47.5-hectare green oasis featuring jogging trails, event lawns, bike paths, family zones, and the iconic Dubai Frame. Residents enjoy direct access to the park via pedestrian bridges and shaded walkways.
