Buy a ready property in Dubai
A ready property is one you can move into or rent out from the first day. We find it, check its price against real Dubai Land Department sales in the same building, and lead the deal to the title deed.
What we do
- A shortlist of three options for your budget and goal
- The price of each checked against registered sales in the same building
- Viewings in person or on a video call
- The offer, the contract and the transfer at the trustee office
The process step by step
What a ready purchase costs on top of the price
| Item | Amount | Who it goes to |
|---|---|---|
| Registration fee | 4% of the price | Dubai Land Department. Officially split between the two sides; in practice the buyer usually pays it — the contract says who |
| Trustee office and title deed | AED 4,200 + 580 | The trustee office that registers the transfer |
| Our fee | 2% + VAT | Seafront Properties |
| Mortgage registration, if you borrow | 0.25% of the loan | Dubai Land Department; the bank has its own fees |
Government fees as published by the Dubai Land Department; we give you the exact total for your property before you sign.
Ready or off-plan: the difference
| Ready property | Off-plan | |
|---|---|---|
| When you get it | At once — on the day of the transfer | At the handover, when the building is completed |
| How you pay | The full price at the transfer: cash or a mortgage | By the developer's payment plan, in parts |
| How you see it | A viewing of the property itself | Plans, a model and a show apartment — no viewing of the site |
| Your document | Title deed | Oqood — the registration of an off-plan purchase |
| Our fee | 2% + VAT | Nothing extra — the developer pays us |

Questions and answers
Can a foreigner or a non-resident buy property in Dubai?
Yes. In the designated freehold areas a foreigner buys in full ownership, and a passport is enough to register the purchase.
Who pays the 4% registration fee?
The Dubai Land Department lists it as shared between the seller and the buyer; in practice the buyer usually pays it in full. The sale contract fixes it.
When do I get the title deed?
On the day of the transfer at the trustee office.
How is the money paid?
By manager's cheques handed over at the trustee office on the transfer day.
Does the property give a residence visa?
Yes — a 2-year investor visa, and the 10-year Golden Visa for property worth AED 2M or more.
