The process step by step

Sale contractThe buyer and the seller sign the contract with the price, the deposit and the transfer date.
NOCThe developer confirms that the seller has no debts on the property.
Preparing the transferManager's cheques, documents of both sides, the booking at the trustee office.
Transfer dayAt the trustee office the cheques are handed over and the ownership is registered.
Title deedThe title deed in the buyer's name — the same day.

What you need to prepare

  • Passport copy
  • Emirates ID and visa, if you are a resident
  • The signed sale contract
  • Manager's cheques for the price and the fees
  • A power of attorney, if someone signs for you

  • On the secondary market the payment is made by manager's cheques
  • Trustee office fees: AED 4,200 + 580 for the title deed of a ready property; AED 5,200 + 40 for the Oqood of an off-plan resale
  • Buyers from abroad are advised to open a bank account in Dubai first — we help with it

Questions and answers

What is the NOC and who gets it?

A no-objection certificate from the developer confirming there are no debts on the property. The seller applies for it; we organise it.

Can the deal be done without me in Dubai?

Yes, by a power of attorney: notarised in the UAE, or attested abroad and translated into Arabic.

How is the payment made?

By manager's cheques in the names agreed in the contract, handed over at the trustee office.

How long does the transfer take?

The visit to the trustee office takes about half an hour; the preparation — NOC, cheques, the bank if there is a mortgage — takes from a few days to a few weeks.
