Invest in off-plan projects in Dubai
Off-plan means buying from the developer while the building is under construction, with payments spread over time. We compare every developer instead of selling one, and get you to the launch prices and the best units early.
What we do
- A comparison of projects by price, payment plan, handover date and our Seafront Score
- The best view and layout from what is still available
- A request to the developer for a discount or better payment terms
- Booking, the contract and the registration with the Dubai Land Department
The process step by step
How your money is protected
| Rule | What it means for you |
|---|---|
| Escrow account | Every payment for an off-plan unit goes to the project's escrow account, not to the developer directly |
| Registration (Oqood) | Your purchase is entered in the interim register of the Dubai Land Department |
| Retention after completion | 5% of the project value stays in escrow for a year after the units are registered to the buyers |
| Developer's liability | 10 years for structural defects, 1 year for installations after the handover |
| Cancelled project | If the regulator cancels the project, the payments are refunded |
Ready or off-plan: the difference
| Ready property | Off-plan | |
|---|---|---|
| When you get it | At once — on the day of the transfer | At the handover, when the building is completed |
| How you pay | The full price at the transfer: cash or a mortgage | By the developer's payment plan, in parts |
| How you see it | A viewing of the property itself | Plans, a model and a show apartment — no viewing of the site |
| Your document | Title deed | Oqood — the registration of an off-plan purchase |
| Our fee | 2% + VAT | Nothing extra — the developer pays us |

Good to know
- Buying off-plan through us costs you nothing extra — the developer pays our fee

Questions and answers
Is my money safe while the building is under construction?
By law all payments go to the project's escrow account, which the regulator controls; the developer receives the money as the construction progresses.
What if I cannot continue the payments?
The developer may terminate the contract through the Dubai Land Department and keep a part of the unit value — up to 40%, depending on how far the building is completed. It is better to resell the unit before that.
Can I see the apartment before I buy?
The building is a construction site, so there are no viewings. We meet you with the plans or go with you to the developer's sales office to see the model and the show apartment.
Does an off-plan property count for the Golden Visa?
Yes, off-plan units worth AED 2M or more from an approved developer qualify.
Why is your service free for the buyer?
The developer pays our fee. The price is the same as at his sales office, and we do the comparison and the negotiation for you.
