Questions and answers

How much can I raise the rent?

It depends on how far your rent is below the official index — from no increase to 20%; see the table above. A change must be notified at least 90 days before the contract ends.

Can I ask the tenant to leave if I want to sell or move in?

Yes, with at least 12 months' written notice.

What is Ejari?

The official registration of a tenancy contract in Dubai. Without it the contract is not recognised by the authorities.

Is the size of the security deposit fixed by law?

No, the owner and the tenant agree it in the contract.

Long-term or holiday rental — which is better?

Long-term gives a stable income with little involvement; a holiday home can bring more in the season but needs furniture, a permit and daily management.
