Questions and answers
Do I need an inspection in a brand-new unit?
Yes. New units regularly have defects in finishes, plumbing, electricity and air conditioning, and it is easiest to get them fixed before you accept the keys.
How long is the developer responsible for defects?
By Dubai law — 10 years for structural defects and 1 year from the handover for mechanical, electrical and sanitary installations.
Can I do the inspection after the handover?
Yes, within the one-year period, but it is harder: once you have signed, the developer is slower to react.
Is it useful when buying a ready property?
Yes — you see the real condition before you agree the price.
