How we calculated
- DLD transfer fee — 4% of the price (ready property). In practice the buyer pays it; it can be split with the seller by agreement.
- Title deed and admin — AED 580 plus AED 20 knowledge and innovation fees.
- Registration trustee office — AED 4,000 + 5% VAT for a price from AED 500,000, AED 2,000 + VAT below it.
- Off-plan — Oqood registration 4% of the price plus about AED 40 admin instead of the transfer fee; developers may add their own admin fee. Buying off-plan through us, you pay 0% commission.
- Ready property — agent commission 2% + 5% VAT, paid once to the agent who closes the deal.
- Mortgage — DLD mortgage registration 0.25% of the loan + AED 290, bank arrangement fee up to 1% of the loan + VAT (some banks less or 0), valuation about AED 3,000 + VAT. Minimum down payment by UAE Central Bank rules for expats: 20% up to AED 5M, 30% above; non-residents usually 40%. Rates from 3.95% a year; the monthly payment is a standard annuity at the rate you enter.
- Golden Visa — a property (or several) worth AED 2M or more qualifies for the 10-year UAE Golden Visa.
Fees as published by the Dubai Land Department and UAE banks in 2026; they can change. The final figure comes with the sale agreement — we check it for you before you pay anything.
