Beachfront property across the UAE

The UAE coast runs from Abu Dhabi past Dubai and Sharjah to Ras Al Khaimah, and the east coast of Fujairah faces the Gulf of Oman. We track 386 new beachfront and waterfront projects on sale across 7 emirates, with developer prices from AED 400,000. Dubai has 166 of them; the rest: Abu Dhabi 107, Ras Al Khaimah 61, Sharjah 19, Ajman 10, Umm Al Quwain 22 and Fujairah 1.

The median developer starting price is AED 2.2M in Dubai, AED 2.75M in Abu Dhabi, AED 1.8M in Ras Al Khaimah, AED 1.03M in Sharjah, AED 838,000 in Ajman and AED 1.43M in Umm Al Quwain. The lowest entry right now is in Al Zorah (Ajman), from AED 400,000. The top end is on the islands: Palm Jumeirah and the World Islands in Dubai, Saadiyat and Hudayriat in Abu Dhabi.

Choosing an emirate is choosing between the depth of the market and the entry price. Dubai has the largest and most liquid market; Abu Dhabi has island communities at a calmer pace; Ras Al Khaimah, Ajman and Umm Al Quwain have lower entry prices and smaller resale markets. We do not quote yields or price forecasts — we compare prices, handover dates and the supply of the projects you shortlist.

Each emirate sets its own zones where foreigners can own property and its own registration fees; in Dubai the fee is 4% of the price. Property worth AED 2M or more qualifies for the 10-year Golden Visa. We confirm the ownership type and the full costs of the project you choose before you book.

Questions and answers

Which emirate is best for beachfront property?

It depends on the goal and the budget. Dubai gives the widest choice and the most liquid market; Abu Dhabi, Ras Al Khaimah, Ajman and Umm Al Quwain give lower entry prices with smaller markets. Tell us the budget and whether it is for living or investment, and we compare two or three areas that fit.

Can a foreigner buy beachfront property in the UAE?

Yes, in the zones each emirate opens to foreign buyers. In Dubai all the main waterfront areas are freehold and a passport is enough. In the other emirates the ownership type — freehold or leasehold — depends on the zone and the project; we confirm it before you book.

Where is the cheapest beachfront property in the UAE?

Among the projects on sale now, the lowest developer starting price in an area with several projects is in Al Zorah, Ajman: from AED 400,000. By emirate, the lowest starting price is in Ajman, from AED 400,000. Prices change with each launch; we confirm them before you book.

Does beachfront property give a UAE residence visa?

Property worth AED 2M or more qualifies for the 10-year Golden Visa; off-plan from an approved developer counts. The rules changed in 2026, so we check your case before the purchase.

What does it cost on top of the price?

Registration fees differ by emirate; in Dubai the Land Department fee is 4% of the price. Buying off-plan from the developer through us costs the buyer nothing extra. We give the full costs for the project you choose before you book.

Can I buy without travelling to the UAE?

Yes. An off-plan unit can be reserved and its documents signed remotely; we show you the project on a video call.
